In commercial projects, tilt up is cheaper than steel framing since building type requirements per code and fire ratings rarely allow wood framing for commercial and institutional projects.

I would plan on putting in higher end furnishings (stainless steel appliances/granite counter-tops/and blowing out one of the kitchen walls to turn it into a more open concept style...yeah, lots of HGTV being watched at my house right now).

Account Closed   the new crop of Turnkey operators generally rehabs houses to retail standards these days IE slab granite nice fixtures  some stainless steel appliance etc.. there is competition fo the best teannts  and when a good tenant walks into a jazzed up home compared to another home that is just a tired rental guess which one gets rented the quickest thereby creating the most cash flow.

One thing someone told me a while back was that things like stainless steel appliances and granite counter tops don't necessarily add value, they just make the home sell quicker (I'm sure that's a statement that could be debated at length).

I will take the contrarian view here... this is an owner occupied purchase correct and your using one of your mortgage slots to buy a 3 unit..
