We are the only 'asset class owner' so far that doesn't get hit in the last two months.Simply because the government can't print houses.If they can, we will crash too lol, thanks to 2008 stricter lending practice.In the last 60 days:Crypto owner wiped out stock owner is bustedBond also crashedmoney-market instrument like MINT and low volatility hedging ETF is also down (too complicated to understand)even mortgage-REIT is crashing as well (this one,hard for me to understand why).So far only three asset class survived: SFR/MF, energy sector and NNN assets.

(Still, there are work arounds to this & a good lender should be able to help you get the higher LTV - at least for now)On top of credit, short term rentals are also on the chopping block for DSCR 30Y financing as this sector will most likely see a significant slow down in the coming months.My advice to investors - If you have a property in need of 30 year money and you won't qualify with the bank...you may want to make your move soon because this money could dry up fast.

I believe this due to a combination of reasons such as, low inventory, affordable pricing and low interest rates. i believe that as time goes on we will continue to see a shortage of good on AND off market deals, while also seeing a large increase in home values and appreciation, especially in the single family sector as home prices rise.
