Once the roof deck is properly vented, I would increase the attic insulation to a minimum of R50 - R60.Windows & doors: Triple-glazed Energy Star certified windows would be my recommendation (about a 15-20% premium to the high-end certified double, glazed window) which are individually tuned {w/r to solar gain, visible light, thermal resistance, etc) for the exposure in which they are being installed.  

Some of the triple net lease private equity funds out there are buy-and-hold strategy funds, and might work for you.

When I negotiate a home inspection subsidy, I typically get triple from them what I get when I negotiate against a top agent.
