There needs to be transparency in these kinds of business transactions.

When vetting your PMs, ask the questions that might provide solutions to these problems.Solution to #1 – you are looking for full transparency.

Back in the day @JScott posted the Atlanta fix and flips he was doing with numbers for each property, lessons learned, transparent on mistakes made, etc.

I didn't accuse anyone with abuse or user damages.I have tried to be transparent about the issue, explaining I have been threaten with fines for doing work, service call fees are double/triple the costs, and it just comes down to, its cheaper to buy a new dryer ($475)To add to the issue, I have a 3rd year law student and the other unit is some 24 year old that works at a Big 4 Firm who think/view this is an unimaginable inconvenience, and the law student is citing all sorts of legal codes on why blah blah blah is a certain way, but obvious has never been to small claims courts where paperwork and circumstances matter greatly, or the costs of having to deal with the this stuff is problematic.

If there’s cracks/buckling tear it out and replace with a $300 three-piece snap together surround that’s an easy w/e project Assuming no closet, swap towel bar above the toilet with a basic over toilet cabinetReplace tension mount shower rod with a permanent rod above the tile and a nice transparent shower liner and basic/light green patterned shower curtain that matches the light green towels you put in there for showings. 

I'll be taking your advice and be transparent about the noise between units.

So, it comes down to having transparent/educating, friendly people to invest with.

I find good/transparent/educating/same-vision people, and wherever they are, I invest there so I have good night's sleep :)
