Thanks everyone for your thoughts, I hoping to get the horse hitched up to go on this as well as other issues, like seller financing and dealing with private money investors.....everyone remembers that I'm sure, LOL.

I am converting a first floor half bath into a full bathroom with shower stall. 

That's my starting point I've been stalling until I get more educated.

scope of work/rehab: converting to central HVAC (new), refinished hardwood floors through out, paint interior & exterior, new tile in kitchen & bathrooms, new tub stall, new faucets, new vanity, new water supply lines, new water shut off valves, new light fixtures, new outlets, new light switches, new countertops, refinished cabinets, new washer connection box & drain line, new dimensional roof (already installed), new front & rear doors, new closet doors. 

I look at it as one, big RE portfolio.I think the rent vs own debate is interesting, and by my way of thinking, it is financially a horse a piece.

I am a horse person, LOL!

A while back I overheard an interview with Pulitzer prize author Jane Smiley talking about her book Horse Heaven.

Well, I have horse blinders on, as I specialize in SFH STR's in all of Sedona, Cottonwood & Clarkdale.

I don’t have a horse in this race but these guys have been a huge help for my portfolio of rentals in the area.
