Fancy coffees, clothes and cars?

Don't worry about delayed financing and all the other fancy stuff that's out there (and they're right, you won't qualify for FHA or a reverse mortgage because you don't live in the property).  

Look for the guys and gals who know more than you do about your business plan; regardless of how they dress/act.The instructors were helpful and they have alot of connections.

I believe this agent ran his own business and using those relationships from another business to dress up his online reviews from clients/friends.

These types of units also don't usually call for all the frills and thrills like recess lighting everywhere and the fancy techy feel.

A fancy spreadsheet with bad assumptions still produces a flawed result.

I'm picturing a nice yard with a long drive way that leads up to a detached 2 car garage (basketball hoop and all), next to a long brick house with 1100 sq ft, fenced in back yard, with a central air unit, inside you've pulled up the shag carpet to find hardwoods that you have redone, nice kitchen and bath, nothing fancy but newer flooring, newer counter tops and vanity (just rental grade), fresh paint, nice smell

No don't stage the small room, it makes it look smaller. but try the dress up the kitchen area put some vine bottles some flowers in bathroom. 

I find myself jumping in to basically repeat what @J Scott said: if you fancy yourself a gambler, buy for appreciation, but for me, I'll go to work every day to make that cash flow.True enough, monetary policy, NIMBYism, tech clusters, the "creative class", and warm weather are all memes of the day.

But please don't assume that I'm one of those with maxed out credit cards, new fancy cars and dodads trying to live the good life on credit and a mediocre income.
