Worst case, it costs about $800 to put in a remediation system, which really isn't a big deal.For termites, remediation is less than $1000 (for subterranean termites, which are common in my area) -- if I notice termite damage during the rehab, we'll do the treatment and repair any issues, but any major issues wouldn't be visible prior to opening up walls anyway, so I don't bother with inspections prior to purchase.For stuff like structual issues, if I notice something concerning, I'll generally have my engineer take a look.

Hi Adam,You are correct in that the 1031 Exchange would not apply here since you are dealing with securities, which are specifically excluded from 1031 Exchange treatment

I am a CPA and my understanding of the 1031 rules don’t allow like kind treatment in this case for a swap of property in exchange of LLC units or a partnership interest.

That said, there are still an unbelievable number of checks that come in that have to be hand processed and posted.Asking for a special treatment of holding this in case of that and then figuring out which check to deposit.... yeah.

For example, if your inspector comes up with termite damage, you can ask for a price reduction or treatment by a licensed exterminator and repair of the damage by a licensed contractor.
