If you have density available by right (i.e. you do not need to rezone), then you are in a much better position than if you have to rezone a property (if even allowed) to accommodate your plan.A rezoning can take years to get approved.

So for their top tier ( at least to them) clients they would do some resi to accommodate them... they did this for me twice .. not super rates but hey not hard money either and of course here on the WEst coast my appreciation killed it... so it was great for me.But now with Dodd Frank no more of this...

We TOLD THEM we would be adding a 2nd story, and to accommodate for that in their work. $3800 in materials and labor later, with several return trips, it still wasn't going to work.
