@Ariel Vincent True... cleaning, management, utilities, disposables will all add to cost, but that is accounted for elsewhere in the cash flow analysis.

Even though you don't have much disposable income, doesn't sound like you are in much debt so you might be in a better position than you think. 

I could buy the oil and filter and have to take a shower afterwords and dispose of the oil myself all to save a whopping 5 dollars OR I could just drive somewhere and stay clean and be done in 30 minutes and drive away.

Still no answer so I left another note explaining we were willing to give her $1500 to vacate the premises in 10 days and that she could leave any belongings behind and we'd dispose of them (she was a hoarder).  

Part of the hidden expense of HVAC is the refrigeration it's extremely regulated this entails buying new and paying to dispose of old.

But I do specify that I am not responsible for use of existing ice-maker or garbage disposal, that those are currently operable, but it is their responsibility for any repairs if they wish to use them.  

I would recommend removing and disposing of the tank properly.

The comparison really comes down to having a roof made to last hundreds of years versus 20-30, the asphalt shingles just look disposable.

I would just go in there first to see what he is going to take, and then dispose of his toxicity as quickly as possible.  

The house was completely gutted: no sinks, no tub, no plumbing, no dry wall, no flooring, no ceiling, no light fixtures, no HVAC whatsoever, just studs, siding, some windows, and a roof.Not only do the HAZMAT guys charge a lot, you have to pay for special disposal of these demo materials, not cheap.
