@Ariel Vincent True... cleaning, management, utilities, disposables will all add to cost, but that is accounted for elsewhere in the cash flow analysis.

I could buy the oil and filter and have to take a shower afterwords and dispose of the oil myself all to save a whopping 5 dollars OR I could just drive somewhere and stay clean and be done in 30 minutes and drive away.

The house was completely gutted: no sinks, no tub, no plumbing, no dry wall, no flooring, no ceiling, no light fixtures, no HVAC whatsoever, just studs, siding, some windows, and a roof.Not only do the HAZMAT guys charge a lot, you have to pay for special disposal of these demo materials, not cheap.
