There are some very aggressive investors that refi into interest only products to free up even more cash in the short term - this can be much more risky though, so not recommended if you are not very experienced and have large reserves.

I ran the numbers and it seems i would after some value add to the property, but I'm more worried about the financing.

I would anticipate it would depend on the level of detail you desired but it has been my experience that the will do free estimates.
