Properties that cash flow same thing look at a lot dont really buy any . i bought one last year and am looking again this year.. will see.Loans JV deals.. this is high volume for us.. we fund about 80% of the deals that come our way as we only deal with repeat high volume flippers or BRRRR companies B to B as it were.. so its very cookie cutter as it were.. my folks know what we will do and wont do so they dont send me anything they already know is out of our JV or funding box.

And it's the job of the investor to make the choice that's best for them.And yes, it's 100% true that many of those aggressive syndications also suffer from lack of sufficient transparency (and I personally find that unacceptable).

If you're going Conventional, you'll need to take title personally (not in an LLC).DSCR loans are pretty friendly towards STR setups, but you wont be able to stay in/use the property at all if you get a DSCR loan.

I don't see how a closing attorney has any liability in closing these deals unless their underwriter specifically forbids them and wont write title insuranceWill be interesting to see how it all plays out I think I will call the closing attorney I know well and has closed my new builds in Charleston and get his take on it..

@Wayne Brooks thank you@Henry Clark interest rate got me because when I sold my old portfolio it was 3% . by the time I closed I could get only 9%. and now there are fewer buyers with this rate. yes, many new rentals suffer in the area.

The best advice he gave me was , If you can throw 10 grand in the air and let it blow away and it wont affect your life , thats money you invest . if you cant afford to lose it , dont invest it .
