There are mushrooms growing in spots also (see photos).When looking through the windows I can see where the water is leaking from the refrigerator plumbing and looks like some of the hard wood is starting to buckle and the trim has absorbed some water.

It is the fine details that are often different (eg, there is no such thing as a forclosure in Ontario, there is no "courthouse steps" auction, there is no "absentee owner list" and the rules regarding landlord/tenant are wildly anti-landlord here).

@Sue Bishop  the note experts on this site do not like partials as there is a debate whether these are securities.I have hypothecated notes to my bank.. of course I was the note holder and the bank the investor and these work well.I notes are kind of the wild west really.. who knows who needs to be licensed what states.. etc etc.probably nothing comes of it until you do it and you end up in a big embroilio

I'm sure people in both categories will talk about wild success going both routes, but my intuition was to the effect that it's much harder to find a 'deal' than it is to find someone who wants to list their house for top dollar on the MLS (while I certainly do not assume this is easy), but I only have so much time and money, trying to not only create a marketing budget but build systems around both of these businesses.
