However if you have enough reserves, 6mo or greater then I'd say chance it but a couple of missed payments from the tenants and you have to foot the payments out of your own pocket.I'm all for taking risks but I think you really need to evaluate the age of the major systems so you don't get hit with a bunch of cap ex all at once as well as your reserves. 

If you can find an investment that pays for itself, you won't be so nervous about investing.I also recommend you educate yourself on how to manage well.

So if you search for specific terms like “real estate for sale” or something similar, you should discover a few solid leads that you never would have found otherwise.All in all, using the search feature is a great way to discover other connections to valuable real estate as well.

preREO is a marketplace for non-performing mortgages as well as REOs.

I'd look at that as well as the Zoning Ordinance and Subdivision Ordinance, which every Pa township, borough or city has, or if they don't have those docs, they are covered by the county codes.

Cleveland is a great market to invest in as well if you're looking for that higher cash-flow.
