Have done tons of cleanouts on evictions too, nothing surprises me anymore on how some people can live.The hot water tank had things growing in the hot water overflowing, the refrigerator was tucked in a back shed area where everything inside had liquified.

I know when i travel to hotels ( which is almost every month) I check for coffee pods and will choose hotel that has them then i bring my own pods LOL unless its a real high end hotel and they have the ultra coffee makers do your cleaners know how to clean the water repository on a Keurig?

If the mold is caused by a leaking pipe or water getting in from outside, then you should hire a contractor to stop that intrusion immediately, then dry out the home and remediate the mold at your expense.I also recommend reading and sharing the EPA Mold Guide.

Pierce that corporate veil like a water balloon.I have a few buildings and each with 4 or less and hence residential investment loan. i agree and have come to the conclusion to increase the liability insurance by 500k. 2nd- buy an umbrella insurance from the same/different carrier.

Watch out for any water filtrations from the upstairs pool I have seen that happen in a couple of projects, make sure it's a good builder.I like boutique projects with fewer neighbors, more exclusive, less resale competition, and less rental & rate competition as well.
