@Aaron Klatt, so if I replace one free washer and one free dryer with two coin-op washers and dryers that's cool?

Very conservative, new HVAC, new fridge/washer/dryer, etc.  

My advice is who you will be renting too. college kids big money from parents. your average Mr and Ms Joe who have a professional job with no kids etc. what amenities will you be putting in washer dryer dish washer etc.

The $2000 I put in for rehab would likely be used on better looking appliances in the kitchens, and plugging in a washer/dryer to the hookups in the second unit. 

The only things that might give you an edge over competitors is utilities includes or in-unit washer/dryer.

Then the local property mgr told me the higher duplex units came with a stackable washer/dryer.

Other going to try rent without remodel if management gets done with other unit I will have them start this one.Called Laundry service- They provide 2 washers and dry and maintain and I get a small cut, plus I provide water and electric.
