Not sure about PA, but in NY if there are any lights in common areas the landlord needs a separate meter - you can just go count the meters on the house, if there are 5 then you know there is one for common areas.I wouldn’t use cap rates for a four unit, use comparable properties if possible.

But, if you want to be nice, give them a warning after the first one then start the process the next time it occurs.  6 times in a row means it's probably time.However, if they pay every month and you are collecting your late fee as well...

It provides with several things: -Gives a sense of what will need to be done at a property for turnover-Brings to light any damage by the tenant-Opportunities for CapEx improvement-Gives 4 additional interactions per year with the tenant (which helps a lot in building rapport)We also do a weekly "drive-by" of the properties as well to make sure everything is in place.
