my area has been dependent on coal since the 70's not sure what new residents will do for work. then of course many people that grow up in the rural-ness can't wait to get out to the vibrant economies.

@Bryan Brooks Many investors would welcome a cash flowing rental with tenants.Just be honest with the tenants prequalify prospects ,your tenants should only be bothered once or twice for a visual inspection and possibly a loan appraisal.Plenty if investors are looking for exactly what you have.Best of Luck!
