I moved most to vanguard to at least get out of a bank. 3% is better than .5  Not a lot of screaming deals out there for me to buy anymore.

I like that play the best personally.Unless you make an offer on the note that is just too good to be true or a screaming deal.. then you can do all the work it takes in that state.. it was an eye opener for me to do the one I did and it quite the process ..

In your place, I'd probably submit a new offer for 5-10% lower than ypur previous offer, unless your previous offer was a screaming good deal.
