Agree with the above remarks.

either have you're agent put it on hold or cancel it but then in the private remarks or heck even the public remarks "do not contact homeowner, they are NOT selling." 

Go create a free account and setup different searches with keywords under the "remarks" section under filters.Use keywords that would indicated a property that needs fixing:as is, investment, fix, TLC, etc.The remarks field searches the description.

Or sometimes it's in the Agent Remarks section  (if you want to read thru all that).

I personally would not go to the trouble unless selling, but my tenants all remarked on how they liked it.
