I ultimately obtained a variance to build 12 townhomes and 18 condos reliant on my hardship case and by agreeing to take responsibility for replacing the retaining wall in a re-designed terrace approach that stepped the wall back from the most immediate neighbors which was a rounding error once applied to the overall project budget.

You are investing in the investment promoter in whom you have little recourse if things go wrong.

So, essentially the money from the ultimate buyer can NOT be used by the intermediate buyer to close on their purchase since that would be using money from a purchase that can not occur until the prior purchase has been completed.  

I am just saying that most people have a better chance making more money by trying to be better at their day jobs and win some raises and promotions, instead of entering a new career in Real Estate. 

Many who want to scale  fail to take this into consideration,  take on too many projects at once, have no capital to advance the construction and ultimately get stuck in mud unable to advance any of their projects.

did 3   one broke even only because sponsor made everyone whole at exit which I suspect is quite rare.other two are perking along.. these were Class A apartments in Upper mid west promote was not some sky rocket return and frankly I can do better on my own.. but it was end of year so I was looking for some cost seg. 

I”m sure the ROW agent is evaluated/promoted on how much he can get done for the city at the lowest cost.

Looking to buy duplex to live in and ultimately renovate if the numbers make sense.
