I have two rentals that I currently rent to a friend and the other one to my brother.

The dumbest thing I’ve ever done was paying off my first two rentals and trying to pay off my primary.

In the meantime, most of my capital is tied up and I am looking to be Super creative and I have absolutely the time and energy to cold call until i find someone that is game...even if i got to get a property in Alaska.

Ended up partnering with my parents 50/50 and actually was able to buy two properties the same month.

The reports on TikTok of doge and all these homes hitting h to r market is a joke - clearly people have never sold a home posting those as it's near impossible to get a home ready to sell in a week or two. 

Meanwhile, I was married and had two kids. 

I always recommend speaking with a lender or two before you start deal hunting.

I currently live in Phoenix, AZ but I'm looking to purchase land and put two prefab homes on it with my business partner.

I’m all for getting started and primaries make good rentals when only held for a year or two before they’ve had time to appreciate.

I see two major areas I will target (NOT exclusively) in 2025.  1.
