Of course, nobody forces you to tell a potential partner to tell the truth about what you're going to do with the proceeds of the sale.

You may have to evict which is generally the course it goes but do something/everything (legally available) to cure this quickly. 

And of course, if your actual cash value is less than the current mortgage(s) on the property, all of the cash value payment will go to the lenders.

I've worked with tenants in a similar fashion and ended up feeling ok about it but it was short term, over the course of a few months and they paid me something the entire time.
