I analyze intensely the ARV price points in my target markets for at least 9 months before I buy. 

But then I remember I am an expert in my market and know which areas are better suited to my target goals.

Anyone who is advertising an "easy way", you are the product.

Target low income and transient groups.   

Remember when land buyers pick a target, they have TONS of work to do getting that property from dirt to payday, so they know their purchase choices, and they have a war chest usually stacked up ready to go.

However, I constantly see syndications advertising very attractive return.

We don't allow any "deal-making" in the forums, which includes advertising your services or properties, looking for partners, etc.

For this reason, I would take inventory of the local banks within your target markets that offer financing options that best serve your real estate needs (again, usually the smaller local banks), and build depository relationships with them.

All that is required is 4 weeks advertising in the local paper then call the sale on the courthouse steps the following month's first Tuesday.
