You're going to have to substitute work for money in your marketing plan.

If you use an escrow company, you should be able to discuss it with them, and ask what you need to do to substitute the new lender (seller) on the escrow. 

For inspections, a great substitute would be Happy Inspector - a very thorough and customized inspection reporting software.

The substitute, somewhat for experience is a sound education.

There is never a substitute for doing you're own research and getting your own experience in real estate investing.   

@Joshua Price - while bait stations may have some merit, as Account Closed mentioned is no substitute for a professional inspection and treatment in my opinion.  

Comparing the two insurance types in this thread's title is like comparing an apple and a watermelon - yes, they both are fruits, but if your recipe for apple pie calls for apples, you don't substitute watermelon.

I never do a seller financing deal without substitution of collateral in the note.
