Selling the property within your Solo 401(k) and returning the proceeds to the account simplifies compliance and ensures tax-deferred growth (or tax-free in a Roth Solo 401(k.)).

Also helping was a relationship with that bank (deposit accounts) and good credit. 

Make sure you account for all of your interest load if youre using a Heloc for permanent financing as you suggest.

Best to study these and do the correct due diligence beforehand so you are not disappointed in an investment.
