The rents are low right now but can go up some but nothing spectacular.

Given the regulation here in NY, that would be cost prohibitive based on my plans for the property and the ARV.I did not mention this, but there is another building that is right on the water with a spectacular view, but it does not have any plumbing so this "problem" house would have to provide those amenities for any guests.I think I am going to pass on this one. 

Decorating choices including great themed bedrooms, spectacular game rooms, movie theatres etc. can add excitement and drive bookings.
