I'm in the kissimmee market, most resort won't allow it. 

While appraisers may resort to adjusted single-family comps as a less-than-ideal solution, considering factors like size, location, and amenities, it provides a starting point.

Not finding anything that really worked for us, I resorted to building our own bespoke solution.

We have 2 str in ocean lakes resort and campground which is a Beachfront resort- because it's a campground it's str are pretty much invincible and protected against str rules.did 140k last year out of those two houses.my advice is metro for ltr, we have had almost 100% occupancy even through covid - we are not a slum lord.

If that does not work as a last resort you can file a formal grievance with the Bar association of the state they are doing business in. 

Secondly, purchase RV parks and convert them to mid and longterm renters while drastically trimming any resort type op ex costs.

In my market (Western North Carolina ski mountains), it seems like self-managers get ranking priority and seem to do better than PM managed properties.
