Life changes have me looking to vacate the upper floor for my own living. 

This July, the tenant complained about a leak that managed to seep through the walls and onto the floor from the attic.

I spent about 8 hours capping and removing water and sewer lines and putting a couple of doors back in and some plugs in the wood floor and suddenly I had a 3br house.

I think the vaulted ceiling is classy and the floor plan looks great <custom design>.

We are looking at investment properties in Brooklyn, and found one we liked and want to add an additional floor (two stories as of now, would go to three), but the zoning is M1-2, which is commercial.  90% of surrounding properties are multifamily residential as well.

Last two loans I did they did an Mai at no charge and they forgot a floor plan and had to get a one off for that one and no charge.. only thing we pay for is title insurance and escrow fee and property tax's and transfer tax if any.

The dark gray flooring is out of favor (I personally like it).

Most people would spend a minimum of $25 PSF for a light remodel- replace kit cabinets/counters, floor, paint.
