For my personal situation it wasn't worth it.

I was hoping some folks might be in a similar situation or had a similar experience and might be able to share. 

No company should treat it's customers and clients like that, not matter the situation a company is going through.

Most will work hard when they are doing the capital call (a few of my deals did that) but some actually called to discuss the situation.

I feel like I've dealt with every time crazy situation there is here in Chicago with squatters, evictions, drug dealers, etc., and I still love Cook County because I have a solid team and underwrite deals properly.I think @Paul De Luca nailed it on the head, though - it seems like you are quite risk-adverse, so maybe given your risk tolerance, it's not the best idea, but if it were me, I would not think twice about it, and find a rock start property manager who knows exactly how to vet tenants.

That being said, this depends on your overall financial situation.

While I get where they’re coming from, there are definitely situations where a buyer asking for an inspection can be totally legitimate.

As a new realtor (and student) you probably make below 80% median income which might help you qualify.I work with Finger Lakes Federal Credit Union (for my primary) and Lyons National Bank (for my investments), both will probably be able to help you navigating downpayment assistance and your situation. 

If so, and this does happen during a guest stay, how would you handle the situation? 

It sounds like you're dealing with a potentially suspicious situation.
