There was a recent webinar, bottom line, it looks like Darryl Heller sold off many of the ATMs, didn't pay the people who put the cash in them, didn't pay the stores that have them on site, isn't providing information to David Zook's team that the court has ordered and is racking up something like $50k+ a day for not doing so...it is a complete mess and seems like there are only a fraction of the ATMs that might still be producing money but the company hired by Zook to get their hands around all of this is running into many roadblocks because Heller's team isn't providing info. 

Spreadsheets/Templates:If you don’t want to start from scratch, sites like BiggerPockets and others have pre-built templates you can use to run your numbers and track your expenses.

This site makes me believe that we should use a 1065 however since I am involved in the partnership.  

Even if it's real, how does this serve you now? 

The property alone is worth a million but is generating an estimated $250k/ yr with the ability to add 3 units on site and acquire an additional 13 acres.

I'll take any and all advice any of you have, but the two things I'm looking for specifically are: what sites, services, and/or software you use and recommend for sceening and managing tenants? 

You don't necessarily need to replace it with exactly $140k in debt, as long as the total purchase price meets or exceeds your sale price and all the proceeds are reinvested.Using Proceeds as a Down PaymentYes, your $300k could absolutely serve as a down payment on a larger property, like a $1.5M asset, depending on your financing.

Not a book, but Bill Faeth has a lot of free, good content on his site and YouTube videos.

I used to use the biggerpockets analyzer but it was a pain to login to the BP site everytime. 

We also have infrastructure in place at a build site for a 3rd unit on property.
