@Kezia Edmonson Yes, you can use a 1031 exchange to defer taxes on the sale of your single-family investment property when purchasing a multifamily property, but only the portion used as investment (the three rented units) qualifies.

- Hopefully so, because if this is a single home, it doesn't appear to be a great future rental.Be careful if anyone advises you to get a loan for the needed funds. - At best, you'd have to include any debt payment in your DTI. - Otherwise, you'd have to give it to a relative to give it back to you as a "gift" - which is mortgage fraud.- Of course, there's nothing stopping a relative from getting a loan and then gifting those funds to you.Assuming this property is in the City of Detroit, have heard there are several programs to encourage people to buy primary residences in Detroit.
