Most of my owners use our services because we take the property off of their hands and minds and they simply collect their checks as they come in but I have some owners that prefer to be more hands on and use our services because they value my opinion, resources, and ability to get their homes occupied at top dollar.- From someone who owns and operates a MTR and LTR PM company with over 75 units and an investor myself

We often use zoom showings, but they build on that mutual in-person experience.We don't encourage bottom-of-the-barrel neighborhoods, simply because with 60-120 year old properties capex tends to exceeed cash flow over time aka money pit.

but i hear ya. you do get what you pay for though and its not a race.. real estate is a long game and to me far more important to buy quality assets then taking 2 steps forward and 1 backward.. you may want to try both and see how they play out.. remote rehab simply is the most risky thing you can do in RE full stop.
