If you can get positive cashflow in markets that people are moving to, it is okay to delay gratification until future years when you will be able to raise rent, sell, and/ or cash out refi the property. 

"Living life" is just a way people rationalize not wanting to delay gratification.

If you have a solid income and are comfortable financially then finding a property in a good area that is likely going to appreciate would be a great strategy for delayed gratification (and profit).

Don't forget the fact that there are 7 Federally protected classes and disability is one of them (Race, Color, Religion, National Origin, Sex (including gender identity and sexual orientation), Familial Status, and Disability). 

Also, more importantly, it gets you to experience with a bigger building.Chicago has so many niches where you can find inexpensive multi-units if you are willing to have some delayed gratification (which is my main focus).
