Union City I tend to avoid, there are a few pockets that work for MTR but for the most part the city's rental laws make life very tough for landlords. 

Companies like PolicyGenius do an excellent job selling personal lines coverage (property/casualty and life, mainly) more easily (and maybe more cheaply) than your local State Farm agent.

I also plan on applying my net rental income towards principal only payments to shorten the life of the loan.

Regarding control, I generally do like to have control in most areas of my life.

I've been doing this basically my whole life and I can tell within about 5 minutes of a phone conversation if I'm dealing with somebody that I can trust and also dealing with somebody that knows how this system works.

Life is busy, but I plan to add some more cameras at some point.

They all show negative COC going out at least 5 years and I suspect for the life of the loan.
