Its not usually cut and dry so more of the story would help.

So we had it on our personal return last year and i won’t detail it but it was a bit sketch when we had to provide financials (we can redact mine but not hers long story). 

So, while I do agree with the above characteristics of a D class neighborhood by responders, I don't think that is the whole story.

There are some that are great for sure, but I have currently heard terrible stories about people putting money in the last 2-3 years and losing it all, capital calls and losing the whole deal due to bad bridge loans (some coming do very soon). 

Any guru (or group) you follow that shows you how to do the negotiating and paperwork is only telling you half the story.

This is an awesome and inspiring story.

They are honestly horrible and this is not the first story I’ve heard of them doing investors wrong.

Then I started to contact brokers that bought and sold Apartments complexes and proceeded to 1031 exchange all my Condos for Apartment complexes and told my story on BP Podcast 238 in 2017.  

The story was she rented the place in the 1950's, under rent control then under rent stabilization laws.

I might contact the actual owner and coordinate with them as well since they have may an completely different story and may be able to provide help and insight to you as well.
