You're going to attract tenants that have no place else to go, and therefore they "settle" for what they can get. 

Finally, another offer and another nit-picky list of non consequential stuff to fix (including a small tear in a window screen and a front step that had settled and was now 1/4 inch lower and out of compliance)!

I will tell you, I spent a lot of time speaking with different agents/property management companies/gurus once I settled on Detroit as my market.

Now it's maybe a few dozen, most of which never make it to the auction because they get pulled/ settled. 

This is the import slide you want which all respectable importers use at least in my market.I could go on and on but dont settle for some name-less trash just because it is Chinese.  

Invest that $$$ and wait until you settle down somewhere and buy a primary (multi-family unit, or SFH).

If the home doesn't sell for enough to settle the entire balance, the FHA insurance fund (assuming it's an FHA HECM, which it likely is) makes up the shortage.
