It seems duplexes are valued on rent rates for the most part.

While Pace Morby seems to know his stuff, he puts out incredibly long videos and I didn't have time to sort through all that fluff & didn't want to pay 8k to be in his course. 

It seems like a good idea, but I feel like I am missing something here.

I’ve considered multifamily or duplexes, but from what I’ve heard, they’re unideal right now, so I’m leaning towards STRs.I’ve put together a list of areas that seem STR-friendly with good tourism appeal, and I’d love to get feedback from people who know the San Antonio market well.

.- You mentioned this sale is tax free 121 exclusion, which is great, and seems like a solid start to your goal.- The townhouse you're moving into is currently a rental, but you plan to live there two years for the 121 exclusion.

Im not sure if this is what youre asking, but it seems like it as best as I can tell.

If I put myself in the shoes of the outside partner/investor friend, I would be very concerned because: 1) unclear and/or potentially conflicting business plan, 2) even with clarity in the BRRRR business plan, unclear in the viability of pulling it off with these market conditions, 3) the chances of dispute seems very high, especially if you're going to live in. 4 years ago, I went through a  similar thought process when purchasing an investing property with mainly my family money, while considering an outside investor to rehab for higher STR ROI... 

And it doesn't seem to spoil the charm for couples on a romantic getaway.We've been able to raise the nightly rate 2-3x with better occupancy. 

Plus each house sitting empty for t months seems wasteful.)But it’s hard to find a warm but not hot and humid location.
