I'd hop on Airbnb as a guest, search the area the potential property is in, and find some properties that are somewhat comps (similar location, amenities, size, etc.) and connect with the host hosting the property.

all of the things your talking about are readily available to you with simple google searches etc.PS BP has work shops that cost some money I have not been but I suspect those would be well worth the money..

We have extended our search to the surrounding counties outside of Pinellas at this point but would appreciate the opportunity to run numbers by you for a second look.

I did a quick search and all I found was issues with landlords not turning on the heat or keeping it too low when its included in the rent.
