For some reason I think many folks here are hung up on scouring the MLS or going out and driving for dollars, instead of learning how to get motivated sellers coming to them.

That's what I was thinking and I scoured the internet trying to find verbiage in city and state ordinances/laws that would require me to.

That's when you get so many "newbies" scouring the MLS for deals, putting contracts on properties at prices that no "real" investor would buy them at, and in the end muddle up the market and expose themselves to legal issues.  

Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

@David Krenz this might be obvious but scour the Meetups app if you haven't already.

I don't necessarily agree with it, but I understand it.Essentially people scour the MLS for potential deals, then, if the seller is pressed to sell for any number of reasons, they agree to a low ball price.
