What I have observed in several instances is that people are really not purchasing an investment or a revenue stream.

Often, floor plans need tweaking, square footage needs to be added, and even that rooftop deck with a view can do wonders. 

Then I'd drop in unannounced on the PM to have the termination discussion and talk about whatever was observed at the property.

Regarding your rents question, you're going to have to find a REALLY good deal around here in order to meet even the 1% rule, in my observation.

Start with what you can observe from the outside, before the tenant knows you're watching.

So, take time to understand your local real estate market from an investing perspective.Look at numerous properties before they sell, and observe them through the process of rehabbing, flipping, and leasing to tenants.
