It's unsettling to think that someone may have been watching our clean-out person that day.

Hello Bigger Pockets Community, I have been reading books and forums, watching videos, saving money, and analyzing markets over the last 2-years.

Does anybody have any advice on this subject, anything I should watch out for, is a lawyer necessary, does everyone have to sign the deed, or is it a straightforward process I can do myself?

I have watched folks buy seconds thinking they just bought a 400k prop for 50k.. that type of thing.. but if your in a rural area with not a lot of activity it can work..

In the inner City those neighborhoods tend to be densely populated with residents who own their homes and when there is a vacancy the home is normally purchased and flipped by investors watching the MLS like a hawk. 

I actually had a Financial math class in HS and we watched shark tank for 2-3 months.

It's the landlord who ends up cleaning the tenants ranges and scrubs out their bathtub; typically while the tenants sit in the living room and watch TV (ask me how I know).It's not a two partner job. 

I have been watching the markets for the past year or so looking for a property that I can use the BRRRR method on, but what I have been seeing is that the homes that require work are selling for WAY more than they should in their condition.

Then the Disney area may be a good fit.But if you watched some youtube channel with someone, who seems to get a deceitfully large percentage of their info from selling courses, preaching the dream of massive upfront cashflow that you can then leverage into another down payment next year and so on while exponentially increasing your wealth so you can quit your job and live on the beach in Aruba, Disney is the wrong market for you unless you're willing to invest substantially into super tippy top end theming.The good news if you're in the former camp is that prices have come down quite a bit here compared to most of the country with all of the saturation/competion.
