Yes, there are more steps to go through (often including sending in a W-9 tax form), but those steps are usually pretty straightforward.Additionally, most of the folks tasked with finding the housing for the company's VIPs are really appreciative of being treated well by a good property manager, so you can stand above the crowd by simply responding quickly and respectfully.

Yes, a lot are responding to this in depth, not sure why as its not reality. 

When asked what he does when seller asks for greater EMD, he responds that he simply walks out and looks for another seller.

I believe in community over competition personally, that's just my philosophy so I treat my workers really well so that they prioritize me and respond if I'm ever in an emergency and I share my referrals with friends and other investors who I am familiar with and they do the same for me.3.
