I have seen some realtors who have used marketing targeted to 1031 investors as part of their regular outreach. 

I thought with using a regular agent I would be able to get a higher price for my house, but I did not, so really the only major difference was the staging and I don't think that really helped. 

I am also of the belief that if a property cannot produce $1500-2000+ in rent per month, you're just going to have a hard time covering capex.

@Tim Ryan I should have said the unit is uninhabitable and by rehabbing it will produce rental income, so a years rental income/ capital invested = CoC return?

@Sidra Amir I work in a group home that regularly has a pest company come in and inspect for bed bugs with a bed bug detection dog.

Those other probs have now gone away plus I'm making a lot more dough from my regular work/day job these days.

Now, probably after a long and drawn out court battle, a plaintiff can probably get the lien removed as a “sham”, but a cursory examination by the typical plaintiffs attorney would probably not produce that conclusion.  

But the $1m value increase has produced a good return (and why my equity position is so high).Recognize when you increase your down, you are purchasing the cash flow at a rate qual to the interest rate.  

They would be better off paying the professional to do it quickly and correctly the few times they will need a garage door opener installed.Even though i open permits slightly regularly, when i open a permit in a new jurisdiction it typically has some unique quirks that i need to learn.
