I haven’t personally worked with Five Stream Ventures, but I’ve found that vetting companies like these is all about the referrals and track record.

They already have a track record (good or bad) with you, so you can decide based on payment history, inspections, etc.

Record keeping and providing evidence are the key.Airbnb: toilet is reported as clogged on 4th day of 5 night (6 day) guest stay.  

Record a podcast or two (or more). 

As sponsor you have a VERIFIABLE track record of success in same or at least similar investments 2.

But it's a start.While track record is very important, learning how to interpret a track record is just as important. 

That guesthouse has been here since the 50’ as it’s on record, but has no permits or CofO  If I permit it as an ADU, I can no longer short term rent it.

Compared to how to do bizz out here in the West were if they are wholesale deals and I dont need title insurance I just do my own deeds and record them..

I leave the marginal ones waiting, letting them know I will reach out when I have a showing date/time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them and send them a link to do the background checks (paid by them directly to the vendor). 

And found underneath in the old deeds 10 or so legal lots of record.
