I finally told this tenant to please refrain from texting or calling about things that weren’t maintenance issues or issues with their unit.

I receive emails from them frequently, but I have not had time to really go back and try it again. 

Received a letter that they are more than doubling my monthly fee + a $50 meter reading fee, and unfortunately this is a cost that the state does not allow us to pass along to the tenant!

I feel like a complete idiot, as I am not a newbie at all but had recently moved to Illinois, and most of the usual lenders I use do not lend here.The broker will now not respond to any calls, texts or emails.

We (the buyers) notified our agent that the property must also be move-in-ready.We received images of the interior and exterior which showed the property in move-in ready condition/what appeared to be minimal to no deferred maintenance issues, the listing said "property inmove-in condition/turn-key".

So if you want to handle the extra work, like cleaning, repairs and all of the calls and texts, then go for it.

The TX LLC is owned by a WY LLC (as per advice/plan I had received from Anderson Business Advisors).I have one STR in TX and one LTR in NC that are personally owned.

I seek these options only after direct communication as well as multiple text messages have not yielded any results. 

I was told when we met at the property that I would receive monetary compensation.
