Hey Paul, I've done a few of these with buyers moving money from California to the Detroit market. 

I am not sure how a showing did not uncover the attitude of these prospective tenants.

Is the agent bring you the end-buyer?  

The MHC space on the other hand is saturated with lots of well capitalized buyers all pursuing patient, well-informed sellers looking to obtain the highest price possible. 

A few years ago sellers weren't accepting offers with financing because there were so many cash buyers. 

Same with Myers home buyers, they put out alot of good homes too.   

I don't get the term "DSCR loan"   I mean all loans for 5+ units are based more on the property than the buyer.     

Have the co-op take out a loan for 60% of building value, then charge buyers 20% of value in cash for each unit. 

--- The worst condition a property is in, the fewer buyers interested, so the bigger opportunity it respresents. 

No sure about that as buyers want to see the finished product and showing them before pictures will often not be well received.That's funny, my wife said the exact same thing about showing them the before pictures.
