Surplus line is what I have been looking for as I am involved with an older property that is typically found to be uninsurable by a lot of other mainstream insurance companies due to the properties age and some of its original features and surroundings, I just have a question and have done some reading on this and it's really not too clear and it sounds it can go either way really with this and I'm fairly new to all this so I am learning a lot of things as I go but should the private non traditional mortgage lender be listed as additional insured while the person occupying & buying the home and also purchasing the property from the lender be listed as mortgagee?

@Clare Pitcher we do 12+ month leases to avoid vacancies Nov-Feb.If we take over an occupied property, evict or have tenancy-abandon a property, we first let the owner know finding a tenant will take longer than "normal".This opens up owners to understanding they may need to:1) Offer 3D tour and floor plans to stand out2) Price more aggressively or be prepared for aggressive price reductions3) Offer MoveIn Specials:- NOTE: we do NOT recommend offering a month of free rent that can be used at MoveIn.

You can also do this on a refinance.Else, you can find private money, take out a HELOC if you have a lot of equity, go hard money and then refinance after, or see if your preferred builder offers financing.

I included stats on percent unleveraged purchases and that many of those fairly low percent cash purchases in fact use unseen leverage HML, private lending, etc and some are short term cash holds such as a flip or a brrrr that gets financed not long after purchase.
