Keep it simple, and don't chase the shiny object. 

Has anyone dealt with objecting a subpeona to a land trust to disclose beneficiaries.

He was hungry enough to take the time to understand my frustrations with agents under the covey principle of: Seek First to Understand, then to be understood.

No system is perfect, so don't waste time chasing after the next shiny object.

When doing your calculations - be sure to include principle, interest, property taxes (what your new ones will be - not what the current ones are - because after 1 year they reset to what you paid on the property), property insurance, and a maintenance reserve (we use $100/door/month on maintenance).  

I too, got caught up with the shiny object syndrome.  

Reality is you need to have knowledge of real estate principles, real estate law and real estate finance to be a successful real estate investor.   

Your interest in it, your goals, your objectives will find the people to marry yourself with to get deals done.

Try to always remember and apply the KISS principle (keep it simple).
