I am just an average Joe trying to sell our house to investors (ski resort town three hours east of SF if anyone is interested) - I just wanted to check in and see: Is it common for an investor to insist on entering into a contract before they inspect (where they have 2 weeks to inspect and cancel if they don’t like what they see & if they do they will close within one month)?

Hard money should be somewhat of a last resort if the property or credit can't qualify. 

I am a firm believer in "What goes 'around...comes around" and I wish no calamity on Clayton Morris and wife Natali Morris, Larry Blessman, Nicole Meckley, Linzi Del Conti,Kate Federico (All directly connected to Morris Invest and party to this transaction).Last but by no means, certainly not least, and likely a major player in this SCAM Herb Whaley and allegedly his wife Natalie Bastin at OceanPointe Properties in Indianapolis, Indiana.And Hope against Hope, Clayton Morris could save his reputation not by hiding from his responsibility behind his LLCs , but make everyone he has harmed whole again for those who deserve to be recompensed for the harm done to them.

Texas law actively encourages parties to settle disagreements without resorting to the legal system, and numerous contracts and agreements have clauses requiring ADR in the event of a disagreement.

I know its not helpful to you, but if someone else is reading this down the road - this is why buying in an HOA is a bad idea unless its a purpose-built resort. 

It's well known for its history, art galleries, Santa Fe Opera, upscale hotels & resorts, top notch restaurants, skiing and outdoor recreation.

I was looking into punta cana but im starting to think that the north coast would be better due to punta cana being all about resorts

As competition in this space cools down, the remaining players who stick it out and new players who enter the asset class will have the greatest chance of being the next class of top performers.

Is there a dominant player out there that does things generally better than others?
