That’s why it’s so irritating that tenant ignored me, preventing warranty company from making service call, which probably would have led to replacement at no cost to me.

You already have agreed to an "as-is" purchase, so the seller could react irritated if you ask for additional concessions.The intent of the seller with "as-is" clauses is not always clear, sometimes they just don't want to do any repairs, but are willing to adjust the price or give closing cost credits.

Any waterfall that has the return of capital occurring only at refinance or sale wouldn't be based on an IRR, it could only be based on an annual return, because IRR, by definition, is only achievable if the capital is returned.
